Overview
This bill modifies regulations surrounding transit-oriented housing developments in California. It allows local agencies, particularly cities with under 150,000 residents and those with historic districts, to reduce the maximum allowable density in transit-oriented development zones by more than 50% under specific conditions, such as being located in a high fire hazard area or vulnerable to sea level rise. These reductions are only permitted if the agency has adopted a local transit-oriented development alternative plan, and certain criteria must be met to qualify for these exceptions.
