Bill overview
This bill requires sellers of land in unincorporated areas of Arizona to complete and provide a written disclosure affidavit to potential buyers before a property transfer. The affidavit outlines important details about the property, such as access, utilities, flood risk, and zoning regulations. Buyers have a five-day period to rescind the sale if they are not satisfied with the disclosures. The affidavit must be recorded at the same time as the deed, and subsequent affidavits supersede previous ones.
